Turnovers & Make-Ready
A vacant unit costs money every day it sits, so turnovers are scheduled and staffed to finish fast without handing the next tenant a punch list. One crew sequences cleaning, paint, repairs, flooring and the licensed trades in the right order, and you get a photo-documented make-ready report before the listing goes live.

Systems & repairs
Handyman Services
Most properties do not need a project — they need twelve small things done in one visit. Our handyman crews work from a punch list, arrive with the parts already on the truck, and clear the repairs that are too small for a specialty contractor and too irritating to keep ignoring.

Systems & repairs
Electrical
Electrical is where "good enough" becomes an insurance claim, so it is performed or supervised by a licensed electrician and finished to code. We handle service calls, device and fixture replacement, dedicated circuits, panel work, and tracing the outlet that has not worked since you bought the place.

Water damage compounds by the hour, which is why plumbing gets priority scheduling. We repair leaks, replace fixtures and water heaters, clear drains, and chase the slow drip inside a wall before it becomes a ceiling repair and a mold remediation bill.

HVAC
Heating and cooling is a system, not a box, so we check airflow, refrigerant and controls instead of only the unit that stopped. We service furnaces, heat pumps, mini-splits and air conditioning, and we put properties on seasonal maintenance so empty houses do not freeze and occupied ones do not generate an emergency call in July.

Roofing
Weather finds every weak seam — ice, wind uplift and freeze-thaw cycles do more damage than age does. We inspect from the decking out, repair what is genuinely repairable, and recommend replacement only when a repair means paying twice for a failing system. Every roof is photographed before and after, including the parts you cannot see from the ground.

Painting
Bad paint work shows up first, so we spend the time on the part nobody photographs: patching, caulking, sanding and masking. Interiors, full exteriors, cabinets and rental repaints all get the same prep standard, and we keep your standard color on file so units stay consistent across a portfolio.

Build & renovate
Flooring
Flooring is the fastest way to make a tired unit rent or a dated room feel finished. We install LVP, hardwood, tile, laminate and carpet, and we prep the subfloor properly so the new floor does not telegraph every flaw underneath it. For rentals we will point you toward products that survive tenants, pets and commercial cleaning.

Decking
Decks take the worst of the weather and carry the most weight, so we build them to be inspected, not just to look finished on day one. Rotted framing gets replaced rather than skinned over, hardware is rated for exterior use, and the surface gets a finish that survives a full winter.

Most jobs are more than one trade.
Turnovers touch cleaning, paint, flooring and repairs. A bathroom is plumbing, electrical, tile and drywall. Running those as one project under one scope is faster and cheaper than four vendors billing four trip charges — and it is why portfolio clients consolidate with us.
